The heating, ventilation and air conditioning system requires preventative maintenance as follows:

 Air filters will be replaced.

• A restricted air filter can cause your air conditioning unit to waste energy and shortens the compressor life.

Inspect for refrigerant leaks and check Freon levels.

• A low or high refrigerant charge can increase operating costs and can cause compressor malfunction

Check and clean condenser coil.

• Dirty condenser coils raise refrigerant pressure, increasing your electric bill and could lead to early compressor failure

Adjust all belts and replace when needed.

Check and clean condensate drains when necessary.

• Algae can plug a condensate drain which can cause expensive water damage.

Check controls and safety devices.

• Controls and safety devices that do not function properly can increase operation costs and cause other components to fail.

Thermostats will be checked for proper operation.

• Improperly calibrated thermostats allow the unit to run longer than necessary.

Check voltage and amperage.

Check compressor oil.

• Improper lubrication can lead to early failure of the compressor.

Lubricate all other necessary parts.

We will provide instruction in the proper operation of the equipment that is the most cost effective.

• This agreement excludes any coverage for environmental conditions, such as mold. Quarter Moon has not inspected for mold and has not indicated the existence or non-existence of mold on the above-described location. Quarter Moon will not make any guarantee that any of the material and labor provided will prevent such environmental conditions.
